Attention Land Owners – Brokers @ large

Note: This post is intended for people like me who own a land at city off-limits, who are busy and who don’t know brokers at that area. This post has some thing to do with my previous post Unusual about this picture

If you are land owner, here are few questions which you should ask yourself?
Do I visit my land once in a blue moon?
What is the current happening rates?
Where is the Taluk office (registration office) for the piece of land I own?
Have I marked my land with those yellow poles? (I suggest place a sign board of contact number and you are the owner of the place)

I failed to answer on all of the above questions. Because I have been hectic with my work and I don’t know how to proceed.

So what was my next move, approach a broker.
During my visit to my place at Avadi, where my parents own a small piece of land. I could see herd of people at a local tea stall with photo copies of land and each one asking me “sir do you want to buy or sell a land?”, one could flash a visiting card and one ready with the mobile to jot down your number. At first I thought these guys are gonna help me find the place, they gave me directions. Few minutes later I reached my portion of land and the same herd next to me asking for the survey papers.

The question I had to ask, Why these guys are taking special interest?
Was it that just the brokerage charge. I made a twist asking them that I am interested in buying a new piece of land near “vel tech engineering college”. Here comes the answer for the special interest, They own few pieces of land and they were even ready to sell my land even if the high tension electric wires were around. I guess they could easily find a bakra (bait).

The next obvious interest was on the stamp papers for the land, they just want the photocopies, rest they will take care was the answer, Now I get frequent phone calls from the brokers, guess I need to rely on “Are you troubled by Spam on your mobile?” thanks to Prahalathan KK of http://www.chennaiist.com.

I am puzzled on what are the papers I could lend to these brokers, What would be their next move?
These guys don’t seemed to be straight forward.

BTW one more question which rises in my mind, do these brokers actually pay tax for their profession. Well they own few pieces of land for themselves.

    Very relevant article considering the fact that buying land or an apartment in Chennai is getting more difficult and risky day by day.
